The Architectural Review Committee (ARC) reviews all
plans to ensure that they comply with the Covenants of Pine Brook Hills.
This includes any change to your house or property that affects its visual
impact including but not limited to: new construction, additions, remodels,
exterior color changes, decks, and storage sheds.
The ARC meets at the Community Center on the second
Tuesday of every month at 7 P.M.
In order for a project to be reviewed the applicant
should contact the ARC Chairman prior to the next scheduled meeting. The
applicant should then plan to deliver complete documentation packages to
each of the six committee members and answer a few preliminary questions at
the ensuing ARC meeting. A site review is then ordered and an invitation is
extended to interested neighbors for attendance at the scheduled ARC meeting
in one month’s time. Upon approval of the project the committee will return
one stamped and signed set for the applicant’s files and retain one stamped
and signed set for the ARC files. The extra copies will also be returned to
the applicant if requested.
The following information is required in each member’s
package:
- A cover letter describing the project. It is also
helpful to indicate whether the project has been shown to adjacent
homeowners.
- Drawings of the project. Depending on the scope,
this would include a site plan that shows the location of all structures,
roads, driveways, tree removal and excavations, and elevation drawings of
the proposed changes or improvements.
- Stake out or flag the location of the addition or
modification. This will help the committee to see the actual location
during the site visit.
- Indicate the type and color of all materials used on
the exterior. Include actual samples of the colors and materials to be
used. Large or bulky samples should be described in the submission package
but only need to be brought to the meeting. If the proposed project will
match existing colors and materials, this should be indicated. The use of
dark earth tones or neutral colors is strongly recommended to minimize
visual impact.
- Any other document or information that further
explains the project is always helpful.
A one-time, non-refundable application fee is required
and is based on the size of the project. This fee should be brought to the
meeting at the time the project is first reviewed. The fee schedule is as
follows:
Under 1000 sq. ft. $50
1000 - 3000 sq. ft. $100
3001 – 5000 sq. ft. $150
Over 5000 sq. ft. $200
