An Example of Why PBH needs Unified Effective Covenants

 This example should illustrate why PBH needs new Unified Effective Covenants.

 Example:   North Cedar Brook partially-built House

 In 2006, a Lot owner at 1204 North Cedar Brook Rd started building a house 

o          3+ years later, house is still unfinished

o          Construction debris spread everywhere (until unknown locals picked it up)

o          Neighbors have difficulty selling their houses due to the unsightly situation

o          Severe impact to their/our PBH property values

o          Boulder County Government won’t help

 Quote from Boulder County Commissioners’ letter dated 12/29/2009 to PBH about this problem:

 “While we are sympathetic to the residents, as the site is an eye sore, Boulder County does

not have a land use code that can aid the HOA in resolving your issue of violation of your

HOA covenants.
